The Story

MedPros led the full development, design, and construction of the Stockyards Medical Centre, an 8,000+ sq ft multi-disciplinary healthcare hub located in Toronto’s high-traffic Stockyards District, adjacent to Nations Fresh Foods.

Delivered in collaboration with RioCan REIT and Nations Fresh Foods ownership, this project transformed a second-floor commercial space into a fully integrated medical centre designed to serve a high-volume patient population.

From initial concept and tenant recruitment to permitting and full construction, MedPros provided a complete end-to-end turnkey solution, delivering the project on-time and on-budget within a 6-month timeline.

Scope of Work

MedPros was responsible for the entire lifecycle of the project, including:

• * Site planning and space optimization
• * Architectural layout and floor plan design
• * Permit drawings and approvals
• * Coordination with landlord (RioCan) and anchor tenant (Nations)
• * Construction of demising walls for multi-tenant use
• * Full interior build-out across all units
• * Exterior signage coordination
• * Mechanical, electrical, and plumbing integration
• * Specialized construction for diagnostic imaging facilities

Tenant Mix & Medical Integration

In addition to construction, MedPros led the recruitment and integration of healthcare tenants, creating a comprehensive medical hub that includes:

• * Family medical clinic
• * Pharmacy
• * Physiotherapy & rehabilitation clinic
• * Diagnostic imaging (X-ray, ultrasound, mammography, BMD)
• * Dental clinic

The facility was designed so that each tenant operates within an independent unit, while remaining internally connected to promote:

• * Cross-referrals between providers
• * Improved patient flow
• * A seamless, integrated healthcare experience

Complexity & Execution

This project required advanced coordination and technical expertise due to several unique challenges:

• * Second-floor construction above active retail tenants, requiring careful planning to minimize disruption
• * Precision coring and structural work, coordinated with engineers to ensure accuracy and safety
• * Simultaneous coordination with multiple tenant stakeholders, each with distinct requirements
• * Installation of diagnostic imaging infrastructure, including lead-lined walls and doors
• * Compliance with strict regulatory standards, including CSA, CPSO, and IHF inspections

MedPros’ experience in out-of-hospital premises (OHP) and diagnostic imaging construction was critical to the successful delivery of this project.
